Maple Street living room
A generous living room with a fireplace that photos kept flattening. We rebuilt it around two inviting seats, a grounded rug, and warm lamplight so the first photo felt like an evening in — and buyers lingered at the showing.
Design approach
The room had good bones but competing focal points — television, fireplace, and a bright window wall all pulling at once. We gave the fireplace the lead role, floated the seating to face it, and let the window become the backdrop instead of the rival.
Texture did the heavy lifting: a deep rug to anchor the seating, nubby throws, ceramics, and one tall green plant to soften the mantel line. Nothing precious, everything touchable — the combination that reads as home in thumbnails.
What we did
- Reoriented the seating
Two chairs and a compact sofa now face the hearth, with clear walk paths behind them so the floor plan reads open the moment buyers step in.
- Layered light in threes
Overhead off, floor lamp on, table lamp low — the layered glow that flatters both evening showings and daylight photography.
- Edited the mantel
Five small objects became three: one piece of art, one vessel, one green stem. The fireplace finally photographs as a single calm moment.
- Grounded with pattern
A bordered rug pulled the seating group together and made the wood floor look richer without refinishing a board.
